The price of the real estate appraisal can show a large difference between private apartments, industrial and business buildings. The average price of the most frequently requested services in 2023:
– Determining the market value of a private apartment: 30,000 – 50,000 HUF
– Land valuation: HUF 30,000 – 40,000 HUF
– Business valuation: HUF 40,000 – 70,000 HUF
– Agricultural land valuation: HUF 50,000 – 80,000 HUF

Energy certificate
Energy certificate
- The energy certificate is still mandatory, but its handling is changing: it will still be mandatory to hand over the energy certificate when buying or renting. According to the new regulation, the HET number of the document (the unique identification number in the upper right corner of the energy certificate) does not have to be entered in the contract, but it must be presented by the day of signing the contract, and the document must be handed over no later than the day of handing over possession.
- It is already mandatory to indicate it in the advertisement: until now, the energy classification had to be indicated in the advertisement only if there was a certificate for the property. From the first of November this year, it will be mandatory to include it in the advertisement.
- Changing energy classes: the previous scale from AA++ to JJ is transformed into A+++ to I. In addition, the properties will have two energy classifications. One refers to the energy characteristic used so far, while the other categorizes it based on the carbon dioxide emissions of the residential unit.
- The validity period is reduced: instead of the previous 10 years, the certificates will be valid for a maximum of 5 years from the date of issue. Certificates before November 1, 2023 will be valid for 60 days after November 1, after which all certificates before November 1 will become invalid.
- The content of the certificate will be much more understandable: the energy quality of the boundary structures (external walls, doors, windows, roofs, etc.) and the mechanical systems (heating, domestic hot water system, ventilation, etc.) must be separately categorized on a 5-level (bad-weak-medium -good-excellent) scale, as well as much more detailed energy development proposals for the property, with which the property can reach the two highest (“good” and “excellent”) levels.
An energy certificate can be ordered at the following prices:
- Panel or brick apartment to 40 sqm 15 – 17,000 HUF
- Panel or brick apartment to 120 sqm 19,000 HUF
- Family house to 100 sqm 23,000 HUF
- Family house (single-storey) to 100 – 200 sqm 25,000 HUF
- Family house (multi-storey) from 200 sqm 30,000 HUF
